    Cost of Homeowners Insurance

LightningI am relocating to the Lakeland / Winter Haven area and would like to know what to expect for the cost of homeowners insurance.  We are locating from California to be closer to our aging parents.  My parents currently rent and they are trying to deter us from buying a house because of the cost of homeowners insurance.  We will be in a $250,000 -$300,000 price range and I would just like to know how much extra per month to expect for homeowners insurance. Thanks

The price of homeowner's insurance is based on several factors.  Odds are that the policy will be with Citizens Property Insurance.  Most insurance companies will not write homeowners policies in Florida so in most cases your only option is Citizens, hence their nickname "a state-run insurance company of last resort"

Citizens will give significant discounts (up to 45%) to homes built after 2001 as a result of the features required by the new code.  You will also receive a discount (up to 23%) for a Hip Roof (a roof that is sloped on all four sides like a pyramid).  Features such as Shutters, impact glass, security system, etc. will likely give you additional discount.

I would love to throw a monthly figure out there for you but unfortunately there are too many variables that would influence the premium.  I will say that in the Lakeland, Winter Haven area working with a $250,000 - $300,000 price range it's very likely that you will find a home that qualifies for the above discounts.  When you find a home it is necessary to obtain homeowners insurance prior to closing.  You can get a really good idea of what to expect for an insurance premium on a particular house before even writing an offer.

If you like we can set up a free search for you and help you identify some properties that you would be interested in.  When we find something that interests you we can contact the insurance company and get a quote based on the features of that particular home.  The premium will obviously not be exactly the same on similar homes but it would at least give you a good idea of what to expect.

    Hope this helps,Smile

Thanks for your expertise, I would like to set up the free search so I can start looking at homes within that price range.  Should I just e-mail you my information so you can set it up?  Thank you in advance for your help.

Actually you can go to this page http://www.livetampabay.com/E-maillistings.htm and put all of your information in.  It just puts the information in a format that is best for setting up the instant e-mail service.

We add our newest homes and other real estate listings to this web site first. It can be some time before they appear in the greater Tampa Bay area MLS, and even later on the national listings web sites, if at all.  By signing up to receive our latest listings, we'll send you an email notice instantly -- as soon as our latest homes for sale go online. You'll find out first, before other Tampa Bay area buyers.  Your information is never shared with any third party and there is absolutely no obligation, and this service is free of charge. We look forward to helping you with your home hunting experience.Paradise
